Is the inspection genuinely free, or is it a sales visit?
The inspection is free. RoofMD is a repair and replacement business, so a report that says the roof has years of life left is a perfectly normal outcome. If every inspection found a roof that needed replacing, the scepticism would be deserved.
How long does an inspection take?
It depends on the size and complexity of the roof. A typical single-family home is usually around an hour, longer for complex rooflines or several structures. You do not need to be home, though many people like to be there to walk through the photos at the end.
Is the attic worth inspecting as well as the roof?
Where there is safe access, yes. The attic side shows things the surface cannot, including active moisture, inadequate ventilation, and daylight visible at penetrations. Ventilation problems in particular can shorten shingle life considerably.
