Chimney flashing repair done right the first time

Most chimney leaks are a flashing failure, not a chimney problem. We replace deteriorated step and counter flashing, repoint the mortar joint, and install a chimney cap.

What you get

Scope that holds up on the roof.

  • Leak traced to its actual source before any repair work begins

  • Step flashing and counter flashing replaced as a complete system

  • Mortar joint repointing where the saddle or cap flashing meets masonry

  • Chimney cap installation to stop water entry and animal intrusion

  • Written scope so you know what is being replaced and why

Diagnostic guide

Know when to call us out.

Recognise these patterns early — the difference between a repair and a replacement is often weeks.

  • Water stain adjacent to the chimney

A ceiling or wall stain near a chimney is flashing failure until proven otherwise. Flashing is the first thing we inspect here because it fails far more often than the masonry or the chimney cap.

  • Visible rust on the flashing metal

Rust on exposed step or counter flashing means the metal has corroded through at the lap joints where water enters—not just at the visible surface facing out.

  • Roofing cement visible on the chimney

A prior contractor used cement instead of proper flashing—a surface seal, not a system. It cracks within a few seasons, and what it conceals is usually deteriorated or absent metal flashing underneath.

FAQ

Common questions

How do I know if the leak is the flashing and not the chimney itself?

Most chimney leaks enter at the flashing joint—the point where the metal meets the masonry—rather than through cracked mortar or a damaged crown. Signs of a flashing failure include water stains on the ceiling that appear specifically during or just after rain, and rust staining on the flashing itself. A roof inspection can tell you which is the case before any money is spent.

Can bad flashing be patched rather than replaced?

Patching with caulk or roofing cement is a short-term fix that almost always fails within a season or two. The thermal movement between metal and masonry works the sealant loose. A proper repair replaces the flashing assembly—step flashing, counter flashing and saddle—as a system with a new metal-to-mortar joint.

What is a chimney saddle and does my chimney need one?

A saddle, also called a cricket, is a peaked structure built behind a wide chimney to divert water around it rather than letting it pool against the back flashing. Building code in most jurisdictions requires a saddle on any chimney wider than 30 inches. Many older homes were built without one; adding it is part of a full flashing replacement on a wide chimney.

Is the flashing job covered under the roof warranty?

A new roof installation should include new flashing as part of the system. If your flashing is failing on a recently installed roof, that is a warranty claim. If the flashing is original to an older roof and the shingles are otherwise sound, we can replace the flashing independently without disturbing the field shingles.

Do you work on gas fireplace chimneys or only wood-burning ones?

The flashing repair is the same regardless of the firebox type—we are working on the exterior where the chimney penetrates the roof. We do not perform work inside the firebox, flue liner or gas appliance. If you need flue or appliance work we can recommend licensed chimney sweep contractors.
