Know when to call us out.
Recognise these patterns early — the difference between a repair and a replacement is often weeks.
Membrane blistering or seam separation
Blisters and open seams allow water under the membrane. Standing water in a blister saturates insulation board and degrades the deck far faster than any penetration-point leak.
Ponding water 48 hours after rain
Commercial roofs are designed for positive drainage. Water that ponds 48 hours after a storm indicates a blocked drain or shifted slope—both conditions accelerate membrane aging and void most warranties.
Interior drip near HVAC equipment
HVAC curb flashing is the leading source of commercial roof leaks. Vibration and thermal cycling fail the curb seal long before the membrane surface shows visible wear.

FAQ
Common questions
What types of commercial roofs do you work on?
We work on flat and low-slope roofs using TPO membrane, EPDM rubber, modified bitumen, and built-up roofing. We also apply white elastomeric coatings over existing substrates when the deck and existing membrane are sound enough to support them. Steep-slope metal and shingle roofs on commercial buildings are handled on the same basis as residential work.
Can you coat over an existing roof instead of replacing it?
It depends on the condition of the existing membrane and deck. An elastomeric coating is a legitimate system when the substrate is structurally sound, properly bonded and free of active leaks. We will not coat over a roof that needs replacement—that adds cost without solving the problem. A thorough inspection tells you which situation you have before any money changes hands.
How do you minimize disruption to our business during the project?
We scope the work in phases, so no section of the roof is open overnight. We schedule the loudest work—tear-off, compressor operations—outside peak business hours when possible. Every access point is secured at the end of each day. You get a daily update on what was completed and what is scheduled next.
Do commercial jobs require separate permits?
Yes. Commercial roofing work in Shelby County and Memphis requires a building permit pulled by a licensed contractor. We handle the permit application as part of the project scope, and we schedule the required inspections. You never have to track a permit process yourself.
What warranty applies to commercial work?
Workmanship warranties for commercial projects are quoted on a job-by-job basis. Membrane manufacturers offer separate material warranties—typically 10 to 20 years depending on the system and installation tier. We will walk you through every warranty document before you sign the contract.
